We offer our landlords a one stop property management service where you will have consistent service from your family owned, managed and dedicated qualified Property Managers in all aspects of managing your property. We partake in regular industry training. We believe that having an up to date understanding of legislation and knowledge regarding changes with legislation is vital in guiding our landlords and tenants. Our QRC team (QRC Properties along with QRC Projects) brings a wealth of knowledge to the table ranging from property management to repairs and maintenance covering all aspects of your investment under one roof.
QRC Properties Services :
Advertising and Marketing – As the majority of rental enquiries are generated from online marketing, your property will be listed on www.realestate.com.au and www.qrcproperties.com.au. Your marketing package will also include quality signage and additional advertising as applicable. Open House Inspections are conducted any day of the week and after hours inspections are also welcome, to fit in with all parties involved to capitalise on prospective tenants who are not available to attend during business hours, thus broadening the selection of prospective tenants and ensuring that maximum rental returns are achieved. QRC Properties newspater advertising and professional photography is also available at an additional cost
Tenant Selection – The correct tenant selection is the key to a trouble-free tenancy, we carry out comprehensive employment and rental history checks for tenancy applicants, including national tenancy database checks.
Landlord Payments – Monthly payments to our landlords of all rent collected, payments are disbursed by EFT (electronic funds transfer).
With each owner payment a statement will be emailed providing details of the monthly transactions. In addition, we can arrange the payments of outgoing expenses such as landlord’s insurance, water rates, strata levies and council rates at no extra cost.
Rent Collection – QRC Properties adheres to a zero tolerance rental arrears policy. Tenants are encouraged to set up a direct debit payment system. We find this payment method most effective in minimising risk of non-payment. Rent arrears will be dealt with, within accordance of current legislation, in a prompt and firm manner. You will be kept fully informed at each stage of the process.
Inspections and Rent Reviews – A routine inspection of your property will be carried out quarterly. The routine inspection report will cover items such as hazard identification, high wear and tear identification and preventative maintenance recommendations. Along with the routine inspection report you will receive photos and a rent review analysis to ensure your property is achieving its maximum return in accordance with current market value.
Maintenance – At QRC Properties, it is our policy that all repairs and maintenance issues are discussed with our clients immediately so there are no unexpected surprises. Our maintenance division, QRC Projects, takes care of all small to medium size works upon receiving written confirmation from our landlords to complete the works. Having an in house repairs and maintenance team that are fully licensed and available 7 days a week allows us a much faster turn around time in dealing with maintenance items keeping our tenants happy, and thus minimizing our landlords risk. Over the years QRC has developed alliances with specific trades such as Plumbers, Electricians etc from whom we get preferential treatment and all repair requests are treated as urgent.
